A Holding deposit will be asked for once a potential tenant wants to go ahead with the property application. Holding Deposit (equal to one weeks rent).
This reserves the property whilst your application is being processed. Please Note: your holding deposit will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Early release from tenancy (having gained landlords approval).
£300 including VAT (£250 plus VAT). Please note; Tenants should be aware that they will be liable to pay the rent and all utilities until a new tenant takes occupation of the property, this is to cover Re-Marketing costs, viewings and all the legal paperwork.
Late rent payment.
If any Rent or any other sum payable under the tenancy is due from the Tenants and remains unpaid for more than 14 days after the due date to pay interest on any sum outstanding at the rate of 3% above the base rate (Bank of England) from the due date until the date of payment.
Adding an Additional Party/Amending Contract
£50 including VAT (£41.67 plus VAT).
Lost key(s) or security device(s).
Tenants are liable to the actual cost of replacing any lost key(s) or security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
