We feel it is important for our clients to know exactly where they stand when it comes to money with this in mind we operate a transparent and competitive fee structure, what we quote is what you pay there are no hidden or upfront costs. Clients can choose from either a tenant find only service or full management, the fees for each service are tailored to individual landlords needs and requirements therefore please feel free to call us to discuss these further.
Our Full Management service - Set up fee of £300 plus VAT payable only for new tenancies
Monthly commission of 10% plus VAT or 12% plus VAT which includes Landlord Rent Guarantee and Legal Cover.
Set up Fee - Is only payable for every new tenancy which includes;
Advertising (Zoopla, and OnTheMarket)
Accompanied Viewings with feedback
Inventory and Schedule of Condition
Tenancy Agreement (Assured Periodic Tenancy)
Tenants/Guarantor references (covers employment, Landlord ref, credit check, AML, ID and income).
Tenants Right To Rent
Register tenants Deposit with the DPS (Deposit Protection Service)
Checking the tenants into the property and taking meter reading and doing utility transfer)
Full Property Management includes;
Visiting the property approx. 6 months into the tenancy to carry out a management visit and every 9/12 months thereafter with a follow up report/email.
Arranging maintenance issues as they arise
All our tenants and Landlords can contact us 24 hours a day 7 days a week
Arranging annual Landlords gas safety certificates, oil service, chimney service/sweeps, electrical inspection certificates and energy performance certificate as and when they are due.
Paying tradesman/contractors
Collecting rent payments and providing monthly statements
Keeping our Landlords compliant with the Law at all times
All of the above service is for a minimum of 12 months.
If Landlord's wish to terminate our full management service with sitting tenant - We require Two month's written notice (which will commence from the following month's rent due date) plus £360 including VAT (£300 plus VAT).
Our Tenant Find Only Service - One Full months rent which inclusive of VAT. If a property monthly rent is below £900 per calendar month we charge a minimum fee of £750 plus VAT
